Why these exist

Most mortgage calculators are a lead capture form wearing a calculator costume. You run a number, and within an hour four lenders you never heard of are calling you. The math itself is usually incomplete too — you get principal and interest, and none of the costs that make up the payment you will actually pay.

These are the tools I use in my own work. They show the whole payment, they show the whole schedule, they solve the problems that come up in real conversations with real borrowers, and they do not sell you to anyone. Who is behind this

I am David Shaft, a licensed mortgage loan originator, NMLS #1902049, licensed in 32 states and federally. I have spent my career originating loans and training the bankers who originate them. Most mortgage content is written either by a faceless content farm or by a lender who needs you to take a specific product. I am trying to do the third thing: explain how this actually works, including the parts that are not flattering to the industry I work in.
